The Setting: Kedros Beach

The development sits at Kedros Beach, just a three-minute walk — roughly 150 meters — from the shoreline, split across two sites with 19 villas total. It’s close enough to the water that the sea view isn’t a marketing line; it’s simply what’s outside the window.

That depth of local, hands-on experience shows up in the layout: each villa is built across three floors — a lower level, ground floor, and upper floor — with around 145.5 m² of interior space plus a covered veranda and balcony adding roughly 38 m² more.

Every unit includes a private pool and a jacuzzi on the terrace, positioned to take in the sea view rather than the neighboring villa.

The Interiors: Brigitta Balogh

Interior design is by Brigitta Balogh, founder of the Budapest-based studio Brinterior, who has over 15 years of experience taking projects from concept through 3D visualization to full turnkey delivery.

Her brief for Sun & Sea Samos was to blend authentic Aegean character with modern comfort. Two ideas run through every room:

  • Nature-inspired elegance — interiors draw on the island’s natural colors and textures, so the inside of the villa feels continuous with the landscape outside it rather than separate from it.
  • Clarity and light — rooms are designed to stay bright and open, balancing contemporary polish with the relaxed feel of the Mediterranean.

Walk through a finished villa and that shows up room by room: a kitchen and dining area that opens directly onto the living room, bedrooms positioned for morning light and sea views, and bathrooms finished in the same calm, natural palette as the rest of the house.

Built by People Who’ve Done This Before

The design and construction team isn’t the only experienced name behind the project. Developer Arie Yom-Tov has spent over 30 years on high-profile Hungarian developments, including a shareholder role in the Ritz-Carlton (now Le Méridien) and the Gozsdu Udvar complex in Budapest.

That combination — Budapest-level development experience paired with George Malagaris’s decades of hands-on construction work on Samos itself — is a big part of what separates Sun & Sea Samos from a typical holiday-home build.
